There are fees, inspections, negotiations and a list of other things to do. This is why it is essential for home buyers to do three things before even looking at a home; get a pre-approval letter; make a list of needs and find a real estate agent. Read more about these three essentials for home buyers below.

1. Get a Pre-Approval Letter

Nothing can be more heartbreaking than finding a home you love only to realize it is out of your reach financially. This happens to people all the time when they look at homes before getting approved for a mortgage. You need to go to a bank or mortgage company and see how much money you qualify for before you even begin your search.

Getting pre-approved for a mortgage loan can have other benefits as well. For instance, you’ll have a better idea of the taxes you’ll have to pay and any other fees and expenditures you need to plan for when buying a home. There is a lot of information to learn, which is why the process can be so intimidating to first-time home buyers. Mortgage loan counselors can help you understand everything that goes into buying a home, even flood insurance for your home.

2. Make a List of Needs and Wants

After you have gotten a pre-approval letter from your mortgage company, you should make a list of all the needs and wants you have in a home. This should include the amount of bedrooms and bathrooms and other items that may be essential, like a garage, open floor plan, big back yard etc. Everyone’s list is different, so you should consider the needs and wants of everyone who will be living in the home.

You’ll probably have to make sacrifices on some things, since no home is perfect. Just make sure you get everything on your list of needs and you don’t have to compromise on all of your wants. You can always make changes to your home in the future, so keep this in mind and go into the home buying process with an open-mind.

3. Find a Real Estate Agent

You’ll need to have a real estate agent in order to look at homes, unless you are going to an open house. A real estate agent can help you find homes that are in your price range and have all of your needs. Real estate agents can also answer many of your questions about buying a home in general. They make a commission off the sale of the home, but they work hard to make you happy and find you a good deal.

Home buyers would have a much better experience if they do these three essential steps before looking for a home. They also help save time and heartache. Are there any other essential steps you think home buyers should do before they begin their search?

Buying a home is an important process for any family. That is why it is critical to find the right real estate agent from the very beginning. The process of buying a home requires attention to several important details and an understanding of the paperwork involved. The right real estate agent will help you through the process and make sure you find the home you are looking for.

1) Know What You Want

Don’t let a real estate agent sell you a home. Rather, you should have your real estate agent find the home that you want. Sit down and write out the amenities and features that you want in your next home and have the agent use that as the guide for getting you homes to look at and purchase.

2) Get Referrals

Ask your family members and friends for real estate agent referrals. Even if no one you know has recently bought or sold a home, they may know a real estate professional that they can recommend to you. It is always best to start your search using information from people you trust.

3) Personal Interviews

Set up personal interviews with at least three real estate agents before deciding on the one that you will do business with. Spend time asking each agent questions and gauging whether or not you are comfortable speaking to each of them. Trusting your real estate agent is important, and that trust is established in a personal interview.

The process of hunting for a home can be fun and exciting. Take the time to find the right real estate agent that will make your experience positive.

When people start looking for a new home, their budget is a primary factor in determine which homes to look at and purchase. Finding the right mortgage rate is important in determining if a family will be able to afford a home or not. There are ways in which a home buyer can find the right mortgage rate for their financial situation and be able to afford the home they want.

1) Shop Around

With the Internet, looking for competitive mortgage rates is simple. Set up personal interviews with mortgage brokers in your area, and find Internet brokers to talk to as well. By shopping around, you will be able to gain an understanding of the rates and mortgage terms available to you.

2) Have a Good Deal

Your mortgage rate can depend on the value of the deal you are trying to finance. For example, if you are trying to get a $50,000 mortgage on a property valued at $75,000, then your chances of getting a good interest rate are higher. Part of offering a good deal to the lender is to also repair any credit issues you have in your credit report. Pay off any old accounts and make sure the personal information on your credit report is accurate. The better your credit rating, the lower your interest rate.

3) Wait for Specials

Lenders often hold promotions on mortgage interest rates that you may qualify for. Call around and ask lenders if they have any mortgage promotions coming up, and wait for the specials before you start shopping.

With some preliminary work, you can find the right interest rate for your next mortgage.

When you are trying to sell your home, an open house is the ideal way to interest prospective buyers. Before you open your doors to possible clients, you need to make sure that a few details are taken care of first. The more work you put in your open house, the more chance you will have of selling your home quickly.

Image via Wikipedia

1) Use Those Amenities

Do not assume that a potential buyer will be able to picture a fire in the fire place or understand the potential of the backyard deck. Have that fireplace burning and set up the deck with nice furniture. If you have amenities in your home, then put them on display during your open house.

2) Make it Look and Smell Clean

If your carpets are a little dirty, then rent a carpet cleaner. If the trim around the kitchen door could use a coat of paint, then paint it. Make your home look as clean as possible before people show up for your open house. Use room fresheners to give a clean smell to go along with the clean look.

3) Have Answers Ready

People often work so hard on the look of their house that they forget that potential buyers will be asking questions as well. Have answers prepared for questions about the age of the roof, the condition of the furnace and the neighborhood. If you are asked why you are selling the home, then develop an honest answer that does not make it sound like you are trying to get rid of it.

Work hard on your open house to sell your home quickly.

House on the market for sale? Having an open house soon? Taking the time to prepare for an open house will lead to it being a more successful day for everyone.

Before holding an open house you will need to decide on a day and time to hold it. When choosing a day, check the weather forecasts. Although nothing can be certain when it comes to forecasting whether, choose a day when no rain is expected. Also, choose a day that does not conflict with any major holidays or activities. When choosing a time, consider what time you yourself would like to go to an open house. For as many prospective buyers as possible it is a good idea to hold an open house for a number of hours. Some people even open their homes for an entire day and into the evening.

On the day of the open house, set a welcoming mood in your home by filling it with pleasant smells such as freshly brewed coffee and just baked cookies. Such smells are comforting for many people and they affiliate them with a homely feeling. Also, have refreshments and snacks available if you can. This will promote people to stay longer than what they would normally.

Finally, if you have any pets see if you can arrange for them to visit a family member or friend’s house on the open day. Cats don’t tend to show themselves to strangers, however if you have a dog it’s hard to hide. You never know if the people visiting are afraid of dogs and you would not want them to feel uncomfortable.

Many people who own homes know the importance of insuring it against things such as fire and flood. However many people do not bother to insure the contents of their homes as well.

Purchasing homeowners insurance will help to cover any form of loss that occurs and results in something in your home being damaged or stolen. It can be anything from something small, like a lamp, to something much bigger, like an antique bed. Ensuring that your home contents are covered by homeowners insurance will provide you with peace of mind in case anything bad happens.

Taking out an insurance policy on the contents of your home is especially important if you have many valuable and expensive items. Many people think, “oh it will be fine, nothing bad will happen”. But then something happens, and their treasured belongings are damaged, lost or stolen, and then nothing can be done about it. By having your contents insured you are at least able to replace some, if not all of your items.

A useful method which some insurance agencies are promoting is engraving certain items you own with serial numbers. Such a method is being practiced on electrical items, such as televisions and other items where engraving will not deface or cause the item to lose any value. Engraving is an excellent way for the police to identify it as yours if the item happens to get stolen.

When insuring your home, be sure to ensure the contents of it as well. After all, what is a home without your beloved belongings to fill it with?

Deciding to sell your home is a big decision. The next big decision is finding a realtor to sell it for you.

A good way to find the perfect realtor for you is through a referral. Talk to your family, friends, neighbors and even work colleagues. See if they know of any realtors who would be a good match for you. Finding a good realtor through a referral means you can get information on his or her selling track record before you meet up.

Using the internet is a great way to do some background research into any realtors you may be interested in hiring. You can find out background information, such as education and experience. You can also view what other houses he or she has available in sale listings. This way you can see if your property is in line with the other properties in his or her listings. It’s no good hiring a realtor to sell your million dollar home if all he or she has sold in the past is homes under half a million.

To see any potential realtors in action, attend open houses in your neighborhood. This way you can see the realtor in his or her work environment. You can ask questions and test their knowledge base. You can also assess how confident he or she is with their selling technique. Something else you can do in your current neighborhood is to take note of any realtor signage that is around, either in advertising or for sale signs on other homes. Such realtors would have a good working knowledge of the neighborhood, adding to their expertise.

However, as more and more college classes become technology based, schools are requiring their students to purchase a laptop. The problem with this requirement is not every college student can afford a laptop right away. Luckily, there are some financing options available to college students that can help them buy a laptop and continue with their college education.

Financial Aid

Financial aid can come in different forms such as a student loan, scholarship or government grant. Depending upon the type of financial aid you receive, you may not have to pay it back, at least not until you finish college.

Many schools will offer some type of financial aid program to help relieve the financial burden that comes with trying to get a college education. Since a laptop would be considered an educational expense, you could use financial aid to help purchase one.

Line of Credit or Loans

Lines of credit or personal loans can be used to purchase school supplies like a laptop. Students can receive a line of credit by opening up a credit card or applying for a bank loan. Other types of loans that are available to students include personal family loans, purchasing bonds, or payday loans.

Whether it is receiving financial aid from your school or taking out a personal loan at the bank, financing options are available to help you purchase that laptop you need for your college courses.
