House on the market for sale? Having an open house soon? Taking the time to prepare for an open house will lead to it being a more successful day for everyone.
Before holding an open house you will need to decide on a day and time to hold it. When choosing a day, check the weather forecasts. Although nothing can be certain when it comes to forecasting whether, choose a day when no rain is expected. Also, choose a day that does not conflict with any major holidays or activities. When choosing a time, consider what time you yourself would like to go to an open house. For as many prospective buyers as possible it is a good idea to hold an open house for a number of hours. Some people even open their homes for an entire day and into the evening.
On the day of the open house, set a welcoming mood in your home by filling it with pleasant smells such as freshly brewed coffee and just baked cookies. Such smells are comforting for many people and they affiliate them with a homely feeling. Also, have refreshments and snacks available if you can. This will promote people to stay longer than what they would normally.
Finally, if you have any pets see if you can arrange for them to visit a family member or friend’s house on the open day. Cats don’t tend to show themselves to strangers, however if you have a dog it’s hard to hide. You never know if the people visiting are afraid of dogs and you would not want them to feel uncomfortable.
